2021 Code Adoption Information

Building and fire codes protect public health, safety, and general welfare as they relate to the construction and occupancy of buildings and structures. The Pelham City Council is considering an ordinance to adopt parts of the 2021 International Building Code. The following tables outline the current adopted codes, the proposed codes, and the major differences between the 2015 and 2021 codes.

International Building Code

Exterior Wall Coverings and envelopes | When significant portions of a building's exterior wall coverings or wall envelope are changed, they must comply with new requirements.
1006.3.4Single Exit Stories | For single exit stories, the travel distance limits are now based on the exit access travel distance as opposed to the common path of egress travel.
1008.2.1 Stairway illumination. Stairway illumination has increased from one-foot- candle to ten-foot-candles.  

Accessible Design Compliance | Accessible Building has been updated from the 2009 edition to the 2017 edition.


International Residential Code

R302.5 Dwelling Garage Opening Protection | Doors between the garage and residence must be self-closing and self-latching. 
R308.4.5 Glazing and wet surfaces | Glass near tubs, showers and pools must be safety glass.
R310.1 Emergency escape and rescue opening required| Opening in occupied basement and attic spaces must have a minimal path of 36” to a public way.
R315.2.2 Carbon Monoxide Alarms |  Where alterations, repairs, or additions requiring a permit occur, the individual dwelling unit shall be equipped with a carbon monoxide alarm located as required for new dwellings.
G2447.2 Commercial Cooking Appliances prohibited | Appliances labeled for use in Commercial Occupancies only shall not be installed in a domestic kitchen.
P2503.5.1 Drain, Waste, and Vent Testing | Head pressure for a water test drain, waste, and vents systems has increased from 5 feet to 10 feet. 
E3601.8 Emergency Service Disconnects | Service conductors must have a labeled emergency disconnect. 
E3606.5 Service Surge Protection Device | Whole house surge protection.

International Property Maintenance Code

The 2021 International Property Maintenance Code provides requirements for the continued use and maintenance of building elements, site conditions, swimming pools, plumbing, mechanical, electrical, and fire protection systems in existing residential and nonresidential structures.

The Pelham City Council is considering an ordinance to adopt parts of the 2021 International Property Maintenance Code.
